• Net income must be at least three times the monthly rental amount. 
• No more than 2 occupants per bedroom
• Must have the first month’s rent and security deposit available at the time of application.
• Each Applicant will have a criminal background check. Residency may be denied due to a criminal record, although each applicant is considered on an individual basis. 
• Credit will be reviewed, although Swinford Properties, LLC does not have a minimum credit score requirement too much debt to income, large judgements, utility collections, and poor payment history could affect your approval.

1. Complete the Pre-Screener. 

Begin by filling out our quick online pre-screener. This helps us understand your needs and ensures the property is a good fit.

2. Tour the Property

Schedule a viewing to explore the rental in person. This step confirms your interest and allows you to ask any questions you may have about the home. 

3. Submit your application. 

If the property feels like the right match, complete our full application. 

Yes. There is a $45 application fee per applicant. The non-refundable application fee is used to cover the cost of background and credit check.

Most of our units are pet-free. But, we consider pets on a case-by-case basis at the remaining units. 

All utilities are the responsibility of the tenant unless stated otherwise.
